Terms of Service

These terms are an agreement between you and ListDolly ("ListDolly", "we", "us"). ListDolly is operated by an individual based in Hong Kong. By creating an account or using ListDolly, you agree to them. If you use ListDolly for a company, you agree on behalf of that company.

1. Who can use ListDolly

You must be at least 18 years old. ListDolly is built for real estate professionals and the people who market homes for them.

2. What ListDolly does

ListDolly turns your listing photos into short videos ("reels"). It uses AI video models to add camera movement to each photo and then assembles the shots into reels with your text and branding.

• Every reel carries an AI-generated label. You may not remove or hide it.
• Every reel links to an original-photo page. That page shows the photos each shot was made from, so viewers can compare. It is public to anyone with the link and stays online after you archive the listing.
• AI output can contain mistakes. Shots can show artifacts, warped lines or objects that look different from the photo. Review every reel before you publish it, and don't publish a reel that misrepresents the property.

3. Your account

Keep your sign-in details secure. You are responsible for what happens under your account. Tell us at support@listdolly.com right away if you think someone else has used it.

4. Your content

"Your content" means the photos, listing details, text, logos and portraits you upload, and the reels made from them.

• You keep ownership of your content. You give us a license to store, process and display it only as needed to run ListDolly for you, including sending photos and clips to the AI and video providers listed in our Privacy Policy and showing the original-photo page.
• You confirm you have the rights. Before you generate, you confirm that you own the photos or have permission to use them this way, including from the photographer, and that you have consent from any identifiable person shown.
• We don't use your content to train AI models.

5. Acceptable use

Don't use ListDolly to:

• make reels of properties you aren't authorized to market;
• mislead buyers about a property, including its condition, size, features or surroundings;
• break MLS rules, advertising laws or fair housing laws;
• upload content you don't have rights to, or content that is unlawful, hateful or sexually explicit;
• try to get around usage limits, access other accounts or disrupt the service.

We may remove content or suspend accounts that break these rules.

6. Listings, plans and payment

• Prices are in US dollars and shown on our pricing page. Taxes may be added where required.
• A listing is used when you click Generate. Planning, cropping and previewing camera moves are free. If fewer than 5 shots come out, the listing goes back to your balance.
• Plans renew automatically each month or year until you cancel. We charge the payment method on file at the start of each period.
• Unused plan listings roll over for up to one month. After you cancel, you can use what's left for 30 days after your paid period ends.
• Editing windows: reels from a one-listing purchase can be edited for 7 days after they're ready. Reels from a plan can be edited while you're subscribed. Downloads stay available as described on the pricing page.
• Price changes apply from your next renewal. We'll email you before a change takes effect.

Payments are processed by Stripe. We don't see or store your full card number.

7. Cancellations and refunds

You can cancel a plan at any time. Refunds are covered by our Refund and Cancellation Policy. Any refund cancels the purchase it applies to.

8. Third-party platforms

ListDolly isn't affiliated with Zillow, Realtor.com, Redfin, any MLS or any social network. We don't guarantee that a platform will accept or display a reel. Each one sets its own rules, and you're responsible for following them.

9. Our service

We own ListDolly, including its software, design and brand. These terms don't give you any right to them beyond using the service.

We may change or improve features. If we discontinue ListDolly, we'll give you reasonable notice so you can download your reels.

10. Suspension and closing your account

You can stop using ListDolly at any time. To close your account and delete your data, email support@listdolly.com.

We may suspend or close an account that breaks these terms or puts other users or the service at risk. Where reasonable, we'll tell you first and let you download your reels.

11. Disclaimers

ListDolly is provided "as is". To the extent the law allows, we disclaim all implied warranties, including that the service will be uninterrupted, error-free or that reels will meet a particular platform's requirements.

12. Limitation of liability

To the extent the law allows, we aren't liable for indirect, incidental, special or consequential damages, or for lost profits, deals or data. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

Nothing in these terms limits liability that can't be limited by law.

13. Governing law

These terms are governed by the laws of the Hong Kong Special Administrative Region. Disputes will be handled by the courts of Hong Kong, unless the law where you live gives you the right to bring a claim locally.

14. Changes to these terms

We may update these terms. For material changes, we'll update the date above and email you before the change takes effect. If you keep using ListDolly after that, you accept the new terms.
